MS: Thanks for taking time out of the spring market, Josh, to meet with me. You wanna dive in??
MS: OK, tell me about the highlight from the past 12 months.
JB: Well, as you know, I coach tennis and my girl’s tennis team won the Team Sectional Title for the second time in the history of the school. (Victor High School).
MS: Yeah, I remember, that was a big deal Congratulations!! How long have you been coaching?
JB: About ten years in various schools throughout Monroe County.
MS: Where did you learn to play tennis?
JB: I played in High School in Fairport then at St. John Fisher and then taught at MidTown Athletic Club. I first picked up a racket at the age of 13 and played a lot with my father and my brother. We belonged to Tennis Club of Rochester.
MS: What is it about coaching that you love so much?
JB: I had always thought about becoming a teacher; coaching provides me a similar outlet to work with kids on a sport that I love. It’s great teaching them and watching them grow and, eventually, winning. I love the tears and the jubilation that come with their victories.
MS: Is that the sport that you love or are there others?
JB: I grew up playing basketball and tennis. I love the Bills. I love Syracuse basketball. I’m a die hard Yankees fan.
MS: So that is your passion? Sports?
JB: For sure.
MS: I would have thought acting.
JB: Sports is not my only passion. I also love the arts. Acting and performing. I grew up doing both in high school and at Fisher. I went to Hollywood and New York to pursue acting.
MS: So, is this the point that we can reveal your acting credits? You were in the movie Starsky and Hutch.
JB: Yeah, I have memories of Ben Stiller screwing up a scene for hours because he couldn't master a dance sequence. I was also in the film Seabiscuit.
MS: Oh, I didn't know that.
JB: I was in a scene where Jeff Bridges is addressing a crowd of reporters.
MS: Did you enjoy that?
JB: Yeah, I loved meeting a bunch of stars. They were great about giving advice and telling you how it is that they made it big. Hollywood was a crazy place.
MS: OK. So, favorite film?
JB: That’s hard. I love The Godfather. The Godfather is probably my favorite.
JB: Godfather One.
MS: Not Two?
JB: Not Two.
JB: Certainly not Three.
MS: So what are your thoughts and goals for the coming twelve months?
JB: I want to remain focused on real estate- growing my career. It’s quickly becoming another passion as well as my profession. It’s cool to be able to say that.
MS: Yeah, you've seen incredible growth. You’re probably going to sell in excess of $6,000,000 this year!
JB: That’s the goal.
MS: That’s not bad for five years in the business.
JB: Yeah, this will be my fifth full year.
MS: So, how’d you do it?
JB: I worked my ass off, basically. A lot of little things add up to a net sum. It’s about networking. It’s about connecting with people. It’s all about who you know and who knows you and providing good service. Developing friendships with clients along the way has been an unexpected and cool byproduct of what we do.
MS: So, what are the goals five and ten years from now?
JB: I think that my overriding goal is to reach $10 million in sales within three years. Once I reach that, I’ll set a new goal beyond that.
MS: Well, you better start to work on that. You’ll be at $10,000,000 within the next three years!
MS: OK- Some rapid fire questions….
MS: Are you an RPO, GEVA, RBTL, or Time Warner cable person?
JB: All of the above...As a former actor, I love going to shows!
MS: NFL, NHL, NBA, MLB?
JB: I'm a sports junky (except hockey)...way more into college basketball than the NBA. Die hard Yankees, Bills, and Syracuse basketball fan.
MS: What magazines do you or would you subscribe to?
JB: I have a PEOPLE subscription.
MS: Perfect meal?
JB: Anything with pasta.
MS: Last album or song downloaded?
JB: I and Love and You. (Avett Brothers)
MS: How did you like the concert?
JB: It was fantastic. One of my favorites!
MS: Dream vacation?
JB: I love hanging out on the beach (but some place tropical). And I've always wanted to see Italy.
MS: Best vacation thus far?
JB: Probably the island of Kauai in Hawaii. Was incredibly beautiful.
MS: Favorite restaurant?
JB: Pasta Villa.
MS: Who are you closest to?
JB: My parents.
MS: Who would you most like to meet living or dead?
JB: This is hard. Nelson Mandela.
MS: Perfect Saturday night?
JB: Grabbing some drinks with a group of friends.
MS: What do you read online/podcast?
MS: What do you want to do/ what do you want to be once retired?
JB: I always want to make a difference in peoples' lives. I think no matter what, I'll always be focused on doing that in one way or another.
MS: Who has inspired you the most?
JB: My parents...in so many ways! I'm honored to be their son.
MS: If you could excel in one physical attribute, what would it be?
JB: I wanted to play in the NBA so bad as a kid. If only I were a foot taller and about 60 pounds heavier.
MS: Where are you from?
